Frequently asked

Everything guests ask — answered honestly.

Can't find your question? Call 970-394-0303 — a real person on the ranch picks up.

How do I book a cabin?

All bookings are made by phone or through Airbnb. If you'd like to speak with someone, call us at 970-394-0303. If you'd rather book at your own convenience, find our listings on airbnb.com. If you have any trouble booking through Airbnb, don't hesitate to reach out — we're happy to assist.

Is breakfast really included?

Yes — every reservation includes a complimentary made-to-order breakfast for two, cooked by Robert, the owner, each morning of your stay. For cabins with more than two people, breakfast for each additional guest is $15 per person.

Can we book multiple cabins for a group?

Absolutely. That's one of our favorite ways to host — rent several cabins at once for a group retreat and the 100-acre ranch becomes your venue: fire pit, disc golf, baseball field, volleyball, basketball and the game room included.

Do the rentals have kitchens?

Every rental has a kitchenette with a mini fridge, microwave, coffee maker and local coffee. The 3-Bedroom A-Frame adds an air fryer. And remember — breakfast is already taken care of.

Is there WiFi at the ranch?

Yes. Multiple WiFi hotspots reach throughout the lodge and all rental cabins, free for every guest.

Can I check in early?

Arriving early? Let us know and we're happy to settle you in early. If your rental isn't ready quite yet, warm up near the fire in our cozy lodge.

Is there housekeeping during the stay?

On request — need your room tidied up or fresh linens? Let us know and we'll pop in to clean up.

What about the hot tub?

The outdoor hot tub is available upon request — just ask when you book or once you're here.

What exactly is an off-season dude ranch?

In the summer months this property runs as a family-owned, owner-operated dude ranch. In the off-season the ranch opens its cabins and suites to overnight travelers — same 100 acres, same 70 resident horses, far fewer people. You get ranch scenery with bed-and-breakfast comfort.

How far are the parks and town?

Historic Mancos is 5 miles (about 10 minutes). The San Juan National Forest is 5 miles away. Mesa Verde National Park's entrance is a 12-mile drive — about 15 minutes. Mancos State Park and Jackson Lake are adjacent to the property.

Who do I call with a special request?

Us — 970-394-0303. Hospitality is our game: whatever would make your stay remarkable, just let us know. We're on site for any needs during your stay, and just as committed to giving you whatever privacy you desire.
